Our Hayesco metal roof waterproofing and restoration system is a terrific and economical alternative to polyurethane foam, where a metal roof already exists.

Almost all metal roofs will develop leaks in just a few years, due to the thermal expansion and contraction cycle. Problems usually develop where fasteners back out, lap seams hold moisture and begin to rust, at penetrations around air conditioning, evaporative coolers, and where personnel improperly walk on roof breaking ribs.

Process: The roof is “hard washed” using 4000-PSI water; trisodium phosphate or hydrochloric acid may be used to remove oxidation and /or mildew. We will apply a rust inhibitor as needed, and replace any badly rusted metal panels. We then treat all lap seams and vertical seams using polyester fabric embedded in elastomeric roof coatings. All fasteners are either checked for tightness, re-secured, or replaced, and then receive a liberal dollop of caulk to completely cover and protect. Any splits or “broken back ribs” are repaired and sealed. The final step is to spray the entire roof surface a bright white to maximize reflectivity, and minimize thermal movement of the roof.

By using “cool roof” certified roofing materials, and skilled system applicators, you can expect to lower inside summer temperatures by 10 to 15 degrees typically. (Actual results are influenced by a number of factors.)
